Maintenance:

Planned and re-active maintenance – we would agree a planned schedule of projects to ensure estate is maintained to a high standard. We have contractors who we have vetted and we are confident in the quality of their work. All our contractors are insurance compliant.
Inspections – we inspect and report on common areas on a regular basis.
Insurance – review and negotiate insurance cover for the complex. Handling of insurance matters, including claims in so far as they relate to the common areas or structure of the building.
Pest Control – negotiate annual contract with a pest control company.
Landscaping and litter.

Financial:

Apportionment and collection of service charges.
Bank Accounts – account set up in conjunction with members of the management committee. Maintaining account details of all transactions.
Budget – preparation of an annual budget and service charge fees with directors.
Liaising with the auditors and issuing of Annual Accounts and Financial Statements.
Establishing a sinking fund.
